Project Overview

This LEED Gold high-rise corporate office building consists of a 440,000SF, 11-story corporate office tower and a 6-level, 1500-car parking structure including fitness facilities and outdoor activity deck. The scope of work for this large facility included separate shell and tenant improvements which were performed in multiple phases.

This facility contains an Executive 10th Floor with an elaborate 1000SF executive boardroom and multiple conference rooms each including advanced audio/visual capabilities. The 11th floor features a 15,000SF full service kitchen plus indoor and outdoor café dining totaling over 40,000SF. There are both open and private offices throughout, as well as a large data center and product demonstration area. A 700-seat state-of-the-art multi-purpose auditorium features digital 4k projection and theatrical lighting systems. Also included are a Starbucks coffee shop, Sony Corporate store, employee break rooms, and a comprehensive shipping and receiving center.

Michael Wall Engineering designed the lighting, power and voice/data systems for this facility and achieved an energy consumption of 21% below the Title 24 allowance. The entire facility runs at only 13kWh/year including all building, site, restaurants, and parking facilities.

The open office areas were illuminated with highly energy-efficient linear fluorescent pendant indirect lighting systems. Two (2) 1500kVA diesel engine generators supply emergency power to the campus and the 12kV primary electrical service distributes power through three (3) 2500kVA unit substations and two (2) 4000A bus duct risers.
